Review before you switch
Refinancing
A loan review can compare your current position with available alternatives while accounting for fees, features, timing and longer-term cost.
Start with context
Questions worth considering
The right path depends on your goals, timing, financial position and the policies of lenders available through the broker.
- What problem are you trying to solve—cost, features, flexibility or structure?
- What discharge, application, valuation or break costs may apply?
- How long might you keep the new loan?
- Could extending the loan term increase total interest even if repayments fall?

Questions people often ask
When could refinancing be worth reviewing?+
A review may be useful when your rate, needs, loan structure, equity or circumstances have changed. The potential benefit should be weighed against switching costs and the time needed to recover them.
Does a lower repayment always mean a cheaper loan?+
No. A lower repayment can come from a longer term, which may increase total interest. Compare both near-term cash flow and total estimated cost.
Can I refinance a fixed-rate loan?+
Possibly, but break costs and other conditions may apply. Ask the current lender for a payout figure and compare total switching costs.
What costs can come with refinancing?+
Possible costs include discharge fees, application or settlement fees and, for fixed loans, break costs. Compare these with the expected benefit.
Will refinancing restart my loan term?+
It can, depending on the new loan. A longer term lowers repayments but may increase total interest, so check the term as well as the rate.
A practical review of home loan refinancing
Home loan refinancing should be reviewed in the context of the applicant’s purpose, timing and complete financial position. A lower advertised rate does not automatically create a better outcome once discharge costs, application fees, features and the new loan term are included.
Start by confirming the amount required and why it is needed. Compare the repayment structure, interest rate, fees, security, flexibility, total amount payable and what could happen if circumstances change. Lending criteria differ, so an example or calculator result is not an approval or a recommendation.
Before choosing a pathway, ask which assumptions are being used, what documents are still required, whether the rate or fees can change, and which conditions must be satisfied. Keep copies of the comparison and final documents, allow time to read them and raise anything that is unclear before accepting an arrangement.
