Short answers, useful context

Frequently asked questions

General information for Australian borrowers. Lending policy and personal outcomes vary.

Working with a broker

What can a mortgage broker help with?

A broker can discuss goals, gather information, research options from available lenders, explain comparisons and support an application.

Does a broker have access to every lender?

No. A broker generally works from an approved panel, and individual accreditations or product access can vary.

What should I ask at the first meeting?

Ask about authorisation, lender access, fees, remuneration, the process, documents required and how recommendations will be explained.

Applications

What is serviceability?

It is a lender’s assessment of whether repayments appear manageable under its rules and assumptions. Each lender may assess income, expenses and buffers differently.

Is conditional approval final?

No. Conditions may still need to be met, and a lender can reassess the application if information or circumstances change.

Why might a lender request more documents?

The lender may need to check income, expenses, identity, the property, the loan purpose or another part of its policy assessment.

Rates and costs

What is a comparison rate?

A comparison rate combines the interest rate with certain fees for a standardised example. It can be useful, but it may not capture every cost or reflect your exact loan.

Fixed or variable—which is better?

Neither is universally better. Fixed loans can offer repayment certainty but may restrict flexibility or involve break costs; variable rates can change and may offer more flexible features.

What does the calculator include?

The calculator estimates principal-and-interest repayments from the loan amount, annual rate, term and frequency you enter. It excludes fees, insurance, taxes and rate changes.

Privacy

What should I include in an initial enquiry?

Keep the first message general. Do not send identity documents, bank credentials, tax file numbers or detailed financial records through a basic contact form.

How should documents be provided?

Use the secure document method provided by the broker after your initial conversation.

Where can I read more?

See the Privacy Policy for information about collection, use, storage and contact options.

Loan Comparison

A practical review of home loan FAQs

Home loan faqs should be reviewed in the context of the applicant’s purpose, timing and complete financial position. These answers provide general orientation and should be read together with the relevant service page and advice for the reader’s circumstances.

Start by confirming the amount required and why it is needed. Compare the repayment structure, interest rate, fees, security, flexibility, total amount payable and what could happen if circumstances change. Lending criteria differ, so an example or calculator result is not an approval or a recommendation.

Before choosing a pathway, ask which assumptions are being used, what documents are still required, whether the rate or fees can change, and which conditions must be satisfied. Keep copies of the comparison and final documents, allow time to read them and raise anything that is unclear before accepting an arrangement.

Continue with the resource centre or review contact page before starting an enquiry.
